Location: a castle on a hilltop close to the Maremma sandy beaches.

From the distance, the Castello might look like a castle, but as you reach the top of the hill and drive through the gate the feeling is more that of an informal hamlet. To the left is the honey colored main house, with a fountain gurgling in the front courtyard. The buildings to the right - a simpler architecture decorated with a great number of geraniums in terracotta pots of different size and shape - house two families working on the estate as well as the stables, the granary, the watchtower and the Casa al Borgo, an other apartment for rent.

Originally a hunting lodge, the property is now used all year round. The nearby seaside (14 km) has made it attractive during the summer months (from May to October). In late autumn and winter this estate becomes a wonderful place for combining cultural experiences with Tuscan Country Life. The vicinity of the sea softens the climate.

The main building offered here - known as the Castello - was re-adapted into a residence during the 18th century. It is designed to be perfectly divided into two parts, the winter quarter and the summer quarter. On the ground floor there are two living rooms, a large dining room, a fully equipped farmhouse kitchen, three bedrooms and two bathrooms (one with shower and the other other with tub and head-shower). A door opens onto a staircase with beautiful decorations in trompe-l'oeil, at the top of which is a landing which leads to a further four double bedrooms and one single room. There are two bathrooms, one with shower and one with shower and bathtub and two basins.

Ground floor:
1 living room, 1 TV room, 1 dining room, 1 kitchen, 1 double bedroom, 2 twin bedrooms, 2 bathrooms.
First floor:
2 double bedrooms, 1 twin bedroom, 1 twin bedroom with wash-basin, 1 single bedroom with wash-basin, 2 bathrooms.

The Castello has always been the family home of the Principi Corsini, one of the most important and powerful families in Italy, who have lived in Tuscany for over 800 years. The Corsini family has personally taken great care in choosing the furnishing, the paintings and all the details in the course of the years. Most rooms on the ground floor have large fireplaces, as does the kitchen. The patio at the front of the house, with its wisteria covered pergola, is a wonderful place to escape the heat of the summer. On the oppsite side of the house is the three-tiered garden with its profusion of citrus trees and palms. A pathway through the garden leads to swimming pool. The view from the garden and the house looks onto silvery olive groves, sweeps over the plain and across to the sea.The atmosphere of this house conveys the charm of a private home and is very special: the solid house, the unchanging view, the three palm trees swaying in the gentle breeze ... it is as if time stands still here.

About the estate and the Maremma area

A lesser known and therefore all the more captivating part of Tuscany, the Maremma extends along the southern Tuscan coast.

As it moves away from the sea, the land slowly rises, shaping hills covered in olive groves, fields and woods. The Marsiliana estate and the Cutignolo property offered here, belong to the same family: the Principi Corsini, one of the most important and powerful families in Italy, who have lived in Tuscany for over 800 years.

The hamlet stands on the edge of the plain, on top of the first small hill, only 14 km from the sea. It is the centre of a 2800 ha property which consists mainly of woodland and mediterranean macchia. Never before has the Marsiliana property been open to the public and it is therefore comparable to a natural preserve where wild boars, porcupines, roebucks, tortoises, badgers and herons live in a still undisturbed surrounding.

Once a week the guests are welcome to join the gamekeeper of the property. He will take you to hideouts from where you can observe the animals, lead you to the Etruscan necropolis and show you the medieval remains of the old castle La Castellaccia.

In the vicinities there are several archeological sites to visit, such as the Etruscan remains at Roselle and Vetulonia, and pretty villages to investigate, such as Manciano and Pitigliano. Your first glimpse of Pitigliano will possibly stay with you for the rest of your life and the next day you might be taking a walk on the beach, doing your shopping at the local market, looking for mushrooms and collecting chestnuts in our woods and later on cooking a wonderful meal to go with a glass of the local red wine, the Morellino di Scansano.

Beyond the borders of this estate you will discover an area rich in cultural landmarks, a beautiful countryside, good food and excellent wine, combining the charm of the Tuscan way of life with the joys of an unspoilt coast.

Geographical location: the hamlet of Marsiliana lies close to the village of Albinia and the town of Orbetello, at the beginning of the peninsula of Argentario. The closest larger city is Grosseto.

Distances: Siena is a 1 hours drive, Rome, Florence and Pisa are 2 hours. Viterbo, former papal residence is at less than an hour‘s drive, and Tarquinia and Tuscania are reached in one hour.

Closest shopping: in Albinia at 10 km away you will find an excellent supermarket and many specialized shops. Near the estate, just at the bottom of the hill at less than 1 km, there is an alimentari (small grocery shop), bar, bank and post office.

The beach and the sea: a beach of fine sand stretches along the coast. The water is clean and ususally warm enough to swim in from mid-may to October. The sea is generally not rough. You can hire a boat to visit the hidden creeks of the islands Giglio and Giannutri.

Sightseeing in the vicinity: the breathtaking towns of Pitigliano, Sovana and Sorano, the papal city Viterbo, the village of Manciano, and the medieval hilltop village Capalbio, just to name a few. Not far are the hot springs at Saturnia, with the famous sulphorous waters and the elegant SPA with its beauty treatments.

Nature: in the National Park 'Uccellina' marked footpaths will lead you through incredibly beautiful pine woods to hidden creeks, past romantic ruins of fortified watch-towers and the abbey of San Rabano, built by monks who arrived from Rhodes in the 10th century.

The Etruscans: a trip through what was known as Etruria is one of the most interesting archaeological excursions in Italy. Tarquinia and Tuscania, only 25 km away from the estate, boast worldwide famous archeological excavations which should not be missed.

The Argentario: a peninsula just south of Marsiliana famous for the meditteranean macchia and the jet-set holiday resorts Porto Santo Stefano and Porto Ercole.

Horseback riding: a tradition in Maremma. At a 20 minute drive there is a riding stable with horses of Maremman breed.

Golf: there are two golf courses in the area. At a 20 minute drive the Golf Club Maremmello has 9 holes, Par 70. The famous Punta Ala Golf course is at an hour‘s drive away and has 18 holes, Par 72.

Wine and food: fresh vegetables, tender salads, ripe tomatoes, wild boar and game, Pecorino - the local sheep cheese and of course the excellent red wine Morellino di Scansano which is gaining considerable attention from experts. We have written out a list of restaurants we can recommend in the immediate neighbourhood which you will find in the house.

Up to 15 people can be accommodated in the castle.
A smaller house located nearby and suitable for 6 people can be rented additionally, therefore sleeps a total of 21 people.

Pool size: 9 x 4.50 m (prefabricated partially built-in) / opening dates: mid of May - end of September.
Baby bed with linen and high chair (until the age of 3) available.
Pets not allowed.

Extra services available on request (domestic help, cook), to be specified when booking and to be paid in euros on the premises at the end of each working day:

Extra domestic help (house cleaning, washing and ironing): EUR 15 per hour / minimum 2 hours.
Cook for dinner during the week: EUR 30 - 40 per adult, EUR 20 per child (up to 12 years of age). Dinners are prepared for a minimum of 6 people. Dinners must be booked ahead prior the arrival and are offered from Monday to Friday, menues can be discussed upon arrival. A dinner prepared by our cook (who lays the table) with first course (pasta dish), second course and a dessert. The fee is not inclusive of wine and water.

Security deposit, heating, wood for fireplace, baby bed, telephone to be paid in euros on the premises:

Please be aware that central heating is very expensive in Italy. The average cost in winter varies according to the outdoor temperature and the amount of time the heating is turned on. Figure approx. Euros 70 per day for several hours heating a day.
Wood for fireplace: EUR 20 per basket.
Set of beach towels: EUR 4 per towel per week.
Baby bed: EUR 8 per week.
High chair: EUR 6 per week.

Bed, bath and kitchen linens, water, electricity, gas, maid service (3 hours house cleaning 3 times per week), final cleaning all included in the price. Should you have rented Castello Maremma for more than 1 week, the house will be cleaned on Saturdays and the linen will be changed.
