Roadblock 1 - A too-complex graphic design. Simple is better. Don't use flash or other fancy design features. Just put together a basic, professional-looking, clean design and get it online and working for you. You can always come back and add the little extras later.
Roadblock 2 - Your site might stop people at the door. The graphics might be overwhelming, or visitors don't know where to go due to unclear navigation. Or they may never find your site in the first place because you ignored search engine considerations.
The two main goals of your site should be to present your vacation rental in the best light possible and to ensure your site can be found on search engines.
Even if your site consists of simple text and photos, if it's properly optimized it could easily out-perform more elaborate sites.
