Property Description
Location: on the shore of Lake Maggiore, near Pallanza.

This beautiful house is located directly on Lago Maggiore and is well known for its stylish gardens. The property consists of two connecting apartments and one seperate apartment facing the island on which the famous conductor Arturo Toscanini had his summer retreat and where he spent his vacations.

The visitor has a view of this little island (Isola di S. Giovanni) and of the snow-capped alps in the distance. From here it is only a short walk to the world famous botanical gardens at the Villa Taranto, on the one side, or to the lively center of Pallanza, on the other side - shops, restaurants and cafes await you.

The owner's villa is situated on the same property, several yards from the house - it is a wonderful villa in art nouveau style - surrounded by the luscious, historic garden with tropical flora. This large garden originated around 1800.

It has many rare plants: century-old azaleas the size of trees, palms, glorious bushes and blossoms, lemon and orange trees in large clay pots. Statues adorn the English lawn. (Guided tours of this historical park are possible on Sundays on request). All in all this vacation home and the surrounding property are very impressive: you live next to a beautiful park and a quite magnificent villa, you have a direct, uniterrupted access to the lake and you enjoy a beautiful view.

The guest apartments are located in a neighbour villa - a three-floor building from the turn of the last century. Each apartment has a separate entrance from the garden. Quartett is on the ground floor; Duett on the next floor; Trio is on two levels (ground/1st floor), while the top floor is inhabited throughout the year by long-term tenants. The vacation apartments have recently been redecorated and designed and furnished by the owner - an architect. She has done a good work. The furniture has been chosen with taste, the fabrics are of good quality, the colors clear and fresh.

Duett has a pretty patio with a lovely sea view. Quartett has a seated outdoor area near the entrance of the apartment. Trio has as well a seated outdoor area in front of the apartment and two balconies in the living room with a garden view. Near the lake shore there is a small area on a lawn for sun lounges. Stone steps lead into the water. In summer, when the water table is lower, there is even a small gravel beach.

The units can be rented separately if required, but Duett and Quartett can also be combined with one another via a connecting door on the basement, connected they sleep 6 people. All apartments rented together have room for up to 10 people.

Please bear in mind that in the main vacation season wedding celebrations often take place in the neighboring villa and park (on weekends).

If requested two bikes and one typical wooden rowing boat are available. The boat is at a private, hidden harbour. The next Lido (pool, children's pool, bar, restaurant) is 1 km away.

The railway station of Verbania/Pallanza is only about 2 km away, and you can easily reach Milan from there. Therefore, this accommodation is well suited if you wish to travel without a car: From the main station in Milan there is a direct, regular train connection (Cisalpino) to Verbania/Pallanza, where you can take a taxi for the last 2 km to the property. Once on the premises you can make day trips in the region by taxi or by bus.

DUETT 50 sqm ( 2 pers. )
Entrance on upper floor via small, covered inner courtyard: 1 large sitting room with high arched ceilings, access to private patio and double bed behind curtains (no door), 1 kitchen with table for 6 people (dishwasher), 1 bathroom on ground floor (bathtub). The private patio has lake view and is equipped with table and chairs.
The bathroom is located downstairs and accessed by rather narrow winding stairs. Therefore Duett is not suitable to oversized guests or to those having walking difficulties. Close to the bathroom there is a door that can connect Duett to Quartet when they are rented together. Duett is perfect for honeymooners.

QUARTETT 60 sqm ( 4 pers. )
The lower apartment Quartett is laid out on one floor and opens directly to the garden: 1 small living room at entrance level with sofa for two people, dining area and kitchenette, 2 twin bedrooms (one of which can be arranged as double bedroom/please request when booking, the other bedroom is more suitable for children as the window is located high and it doen't offer a view), 1 bathroom (shower), outdoor area with table and four chairs near to the apartment. View from the twin bedroom towards the garden is through an unfinished greenhouse. Quartett can be connected to Duett (when the two units are rented together) through a door in the kitchen.

Duett and Quartett can be combined with one another via a connecting door.

TRIO 50 sqm ( 2+2 pers. )
The apartment is on two levels and has two exits - one on the ground floor, the other on the 1st floor.
1st floor: 1 living room with sofa for 2 people, dining area, kitchenette under an arch and double bed behind curtains (no door). Mezzanine floor: 1 bathroom (bathtub). Ground floor: 1 twin bedroom with exit to the seated outdoor area equipped with table and four chairs. The upper living room has two balconies - one of them is equipped with a small round table and two chairs. View towards the garden and through treetops to the lake.
The floors are connected by narrow stairs. Therefore Trio is not suitable to oversized guests or to those having walking difficulties.

All apartments are equipped with TV (regional channels), stove or microwave and 2 sun lounges for each unit. There is a small vegetable garden for the guests.

Security deposit, utility deposit, heating, final cleaning, anchorage for one boat available upon request (please specify when booking) to be paid in euros on the premises:

Security deposit: EUR 250 per apartment.
Utility deposit (unused portion of the utility deposit will be refunded in cash on departure): EUR 56 per week for heating.
Heating (if required): EUR 8 per day per apartment.
Baby bed if maximum capacity PAX is exceeded: EUR 100 per week.
Final cleaning: EUR 50 per apartment.
Anchorage for your own boat (max. measures: 6.50 m x 2.20 m): EUR 25 per day.
Pets allowed: EUR 60 domestic pet supplement per week. If you plan to bring your dog, please fax us the completed and signed form Declaration Of Accepting Responsibility For Your Pet together with your registration form.
Upon request and approval of the owner a late arrival is possible between 7.00 pm and 9.00 pm at an extra fee: EUR 50.

Bed, bath and kitchen linens, water, electricity, gas, Internet wireless connection (compatible with modern notebooks/WIFI technique only), use of little wooden rowing boat and two mountain bikes, additional beds for Trio all included in the price.
