This brand new 6 bedroom 4 ½ bath, air conditioned, private screened pool home features the ultimate in amenities and luxury. The home is nicely appointed with a Floridian, tropical feel. The first floor is nicely tiled as well as beautiful Pergo flooring in the formal dining and living areas. Step in to the very well equipped kitchen with brand new everything you will need to have your family and guests, prepare meals, dine and party in style. Ice maker, dishwasher,microwave, coffee maker, blender, barware, toaster and other essentials, the formal dining room has seating for 6 on a custom, elegant glass top table. Inthe kitchen nook area there are 2 bar stools on the small center island and a large counter size wooden tropical table which seats 6 as well. 1 high chair is on the premises if needed. Step in to the 20ft.vaulted ceiling family room and have a seat, relax on all leather sectional with a pull out brand new sleeper if needed for extra sleeping needs. Also dual recliners built in to kick back. The family room also leads out to the pool that is screened gated off around pool for children's safety. 2 chaise loungers and a 6ft. bench for seating with below storage also outside all the bedrooms as well as the family room are equipped with a 27 & 32 inch LCD HD flat screen televisions with DVD player Each and every room is wired for cable for your enjoyment. The main family room has big screen 50 inch LCD HD TV and DVD with surround sound home theatre installed. The loft is equipped with high speed internet access. Bring your own lap top or use the computer terminal which we have provided. In the loft we also have an Xbox 360 and a 37 inch LCD HD flat screen TV and DVD the main floor master also is tastefully decorated in a tropical feel with 300 count sheets and a beautiful
designer duvet cover. Sleep also on an upgraded Simmons beauty rest pillow top mattress (all beds are Simmons Beauty rest mattresses with hypo mattress covers). Walk in closet. Master bathroom has a separate area for showering and a large garden tub to relax in. first floor laundry just off the family room and on the way on to the air conditioned game room offers a front loading washer/dryer, iron, ironing board. Upon entry to the game room you will then have access to a pool table and foosball table and some seating. The clubhouse of Aviana also has an equipped game room for fun!!

Upstairs to the first floor with banisters that overlook the family room gives you many nice sleeping options. These include another king master bedroom, 2
modestly decorated queen bedrooms and quant, quilted dual twin bed room as well as a room with 2 bunk beds in a room decorated in a pirates theme. Each bedroom has convenient access to one of the 4 ½ baths in house...

The Aviana resort area is located in Davenport, Florida and is just minutes to Champions Gate golf resort, tons of shopping to be had in the surrounding areas which include premium designer outlet malls, the Millennia mall and the Loop, Poinciana horse stables are just minutes away, and of course all of the Disney attractions, Downtown Disney, Universal Studios, Epcot, Sea World and all the best of central Florida. Starbucks coffee is a 10 minute drive. ¼ mile from the entrance to Aviana is a corner gas station, mini mart and pizza place all in one. 535 Paloma is really in a perfect location and is nestled in a home community that makes you feel like a local!
